Citizens Title Agency helps buyers, property owners, and lenders protect their financial interests through title insurance policies issued by our trusted title insurance underwriters.

An owner’s title insurance policy protects the insured property owner against financial loss resulting from certain covered title defects and ownership claims. A lender’s title insurance policy protects the mortgage lender’s financial interest and the validity, enforceability, or priority of its insured mortgage lien, subject to the policy’s terms.

Depending on the policy and circumstances, covered title risks may include:

• Certain undisclosed liens or encumbrances
• Fraud, forgery, or impersonation

Just as lenders ordinarily require property insurance to protect against certain physical risks, lenders generally require lender’s title insurance to protect their financial interest in property securing a mortgage loan. 

A lender’s policy does not protect the property owner, which is why buyers should consider obtaining an owner’s title insurance policy.
